Padnall Lake Development, Marks Gate

London Borough of Barking and Dagenham's BeFirst plans for Padnall Lake, Marks Gate, Green Space are now available here

300 homes are to be built on the green space between the existing blocks of flats and the A12, they will be close, almost adjacent to the A12.

Phase 1 is 81 homes and Phase 2 up to 219 homes. The homes will be 100% affordable housing for local people - probably the only good part of this proposal, but surely there are brownfield sites that could be used.

In 2016 LBBD described Padnall Lake SINC as 'a pond and surrounding land offering contact with nature for local residents.'

Proving popular with local residents, with free access and well used for informal recreation.

Now the 'well used' Green Space is described as:

"The site comprises poor quality, under-utilised open space which suffers from poor air quality and acoustic conditions given its location running parallel to the northern side of the A12" (Planning Statement).

Padnall Lake is in Chadwell Heath where 63.6% of homes have a deficiency in access to nature.
(Sustainability Appraisal Scoping Report Barking and Dagenham Local Plan July 2015).

Do we really need to build on well loved open green space, next to the busy A12 / Eastern Avenue?
